Also, avoid scented plug ins as I've seen many buyers walk right out of a home. Many people are sensitive to fragrances and others feel like there may be an attempt to mask an unpleasant odor.

The outside of your home sets the tone for every showing. Mow the lawn, trim bushes, plant fresh flowers, and power-wash walkways. A welcoming entryway—a new doormat, potted plants, or a freshly painted front door—can make a world of difference. Many buyers spend a lot of time at the entry while their agent works to collect the key out of the lockbox. 

5. Set the Stage for Showings
